These terms govern the use of the Aparsol website, availability checks, direct booking and stays in tourist apartments and associated accommodation in Madrid.
Before accessing the booking engine, the customer must confirm that they have read and accepted these terms and conditions and the privacy policy. A booking is only confirmed when the official system or Aparsol expressly confirms it.
Aparsol manages our properties and seasonal accommodation in Madrid, mainly in central areas such as Calle Mayor 1, Puerta del Sol and Plaza Santa Bárbara 8.
The website acts as an information channel and access point to direct booking. Images, descriptions, capacity, services and locations are published for guidance and may be updated when the operational or commercial conditions of each property change.

Requests received through the website, phone, WhatsApp or email do not block availability by themselves. Availability, final rate, extras, taxes and applicable conditions are checked in the official booking engine or by express confirmation from Aparsol.
Our properties may have non-refundable rates, flexible rates or other conditions depending on the date, accommodation and plan selected when booking with Aparsol. For non-refundable rates, the guest may have to pay the total price if they cancel or do not show up. For flexible rates, free cancellation may be available until the stated deadline before arrival. Prepayment, where applicable, is managed through the methods enabled by Aparsol in the official booking engine.

Payment for the stay is made through the methods enabled in Aparsol's official booking engine or through instructions communicated directly by Aparsol. Some per-person charges, supplements or non-included items may be collected directly where applicable.
An approximate damage deposit of 50 EUR or USD per person may be requested to cover possible damage to the property. The final amount may vary depending on the booked property, the length of stay, the number of guests or other booking factors.
The deposit is paid exclusively through a payment link sent by Aparsol. No other deposit payment methods are accepted unless Aparsol confirms otherwise in writing.
A cleaning supplement or other additional charges may apply when shown in the booking, official engine or confirmation sent by Aparsol.
The deposit does not replace the guest responsibility for damage, loss, rule breaches or pending charges. Any supplement, tax, special policy or non-refundable condition will be shown or communicated before closing the booking where applicable.
To protect our properties, comply with legal obligations and ensure an orderly arrival, guests must follow the operational instructions sent before check-in.
The booking holder must provide valid contact information, including address and phone number when requested by Aparsol, as well as any documentation required for traveller registration where applicable law requires it.
Check-in and check-out times may vary depending on the booked property and Aparsol confirmation. In general, check-in starts from 15:00 and check-out must be completed within the time stated in the confirmation.
Access may be handled through private check-in instructions, verification link, key collection or remote system. Guests must follow only the official instructions sent by Aparsol.
Children conditions may vary depending on the property. Cots, extra beds and child rates are not guaranteed unless expressly included in the booking confirmation.
A minimum age may apply for the booking holder or responsible guest depending on the property or Aparsol's current policy. There is no maximum age limit unless specifically stated.
The accommodation must be used responsibly, respecting the property, furniture, neighbours rest, maximum capacity and the rules communicated by Aparsol.
Check-out must take place within the stated time unless expressly authorised. Damage, lost keys or relevant breaches may generate charges or deductions from the deposit where applicable.
Cancellation, modification or no-show conditions depend on the selected rate and Aparsol policy in force when the stay is confirmed.
Wi-Fi, parking and other services may vary depending on the booked property. The applicable information will be the one shown on the accommodation page, booking engine or confirmation.
Smoking, pets, parties and events are not allowed in our properties unless expressly authorised in writing. Guests must respect neighbours rest and the communicated quiet hours.
Stays longer than 30 nights may be available in selected properties, subject to availability, maximum permitted length, Aparsol conditions and express confirmation.
Any change of dates, property, number of guests or conditions is subject to availability, rate difference and approval by Aparsol or the official booking engine.
Aparsol is not liable for incorrect information provided by the user, improper use of the accommodation, breach of rules, incidents outside its reasonable control or services provided by third parties.
Force majeure: There will be no liability for force majeure, access restrictions, general breakdowns, utility outages, external technical incidents or extraordinary circumstances beyond Aparsol reasonable control.
